Homeowner Services

BSL works beyond simply offering rental homes in the Minneapolis/St. Paul areas. BSL offers a range of services to homeowners whom are looking to rent their single-family homes, houses, townhomes, duplexes, condos, lofts and apartments throughout the Minneapolis/St. Paul suburbs. Whether you're a homeowner looking to find renters for a townhome in the Lake Calhoun neighborhood or a home on St. Paul's Summit Avenue, BSL has you covered.  Additionally, if you need a company to manage your rental property to ensure that everything is running great for your tenants, BSL can do that as well.

As a homeowner, when you work with BSL you receive:

- A complete and thorough marketing strategy. While other leasing companies focus all of their attention on simply putting your property on Craigslist and waiting for an unqualified tenant to request a showing, BSL takes pride in knowing they are wide spread in their marketing and networking efforts, assuring that your home is being seen by a very large audience.

- Sign in yard. Notifying all traffic, neighbors and prospective tenants of the home that is available is important.

- Management and screening of all calls/emails. Calls can come in at 6 a.m. and calls can come in at 10 p.m.  The juggling of those phone calls is quite a task. Homeowners often waste time sorting out good calls from those that are not qualified. By choosing BSL you have a leasing agent who will manage the calls, play the game of "phone tag" and determine those that are truly qualified to see the property.

- Facilitation of rental application. From a homeowner perspective, often times a name and handshake are not enough to determine if a tenant is a qualified candidate to rent your home.  BSL facilitates the rental application process.

- Complete and comprehensive background check. Applications are surface stories and therefore they need to be processed in order to really tell the full real story. Once BSL has received a renter's application it is processed and a full income, asset and job verification background check is available for review.

- Review session for homeowner. It is here that BSL presents all viable applicants. BSL and the homeowner review each prospect's full story, allowing the homeowner to determine whom best fits their property.

- Lease negotiation. BSL works with both the owner and the tenant in hopes of finding a common ground that allows each party involved to feel comfortable with the terms of the lease.

- Scheduling and coordination of move in. Often times owners do not want to take time out of their day to meet a new tenant at a property, hand over keys and document all dents, scratches and defaults at the property so BSL is willing and able to facilitate this important part of the leasing process.

- Scheduling and coordination of move out at lease end. Again BSL will meet the previous tenants at the property and document all dents, scratches and defaults and compare with the initial documentation.  BSL will also determine normal wear and tear vs. damage and assess cost.

- Re-rent property for a second term. BSL values a long-term relationship and pride themselves as a service that is out to earn repeat business. Often times they work with owners at the end of a lease to again find a new qualified candidate for another term. It's about building a relationship and BSL looks forward to earning and keeping your business.

- Rental management services. BSLs first responsibility to the homeowner is to find a quality tenant.  Once that is complete BSL can offer a second service leaving all the stresses of managing your rental property in the hands of BSL rental property management staff.
